We provide regular property inspections, the first one approximately one month after check-in and quarterly thereafter. Inspections are carried out by a member of staff who is familiar with the condition of the property at the start of the tenancy. Fully Managed Premium Service
This service works in the same way as our standard fully managed service but with an added extra . For additional peace of mind this option includes a nil excess, 6 month rent guarantee protection warranty. You can find out more about this warranty on our landlord products page. Free Managed Switching Service
You can switch to our fully managed service for free. You’ll also receive the first two months management for free. We’ll provide regular property inspections and be the first point of call for your tenants. After the initial free two month period our management charge will be 10% of the monthly rent (maximum) discounts are available for portfolios. Please call for further information on our free switching service. Please note that expenses in relation to property maintenance and safety certificates are at the landlord’s additional expense.
Rent Collect
There is an initial set up fee which is deducted from the first months rent, and a monthly commission charge to collect the rent and chase any arrears. Once collected, the rent is transferred to your nominated bank account within 48 hours, less our fee. Property maintenance including annual Gas Safety checks as well as property inspections are the landlord’s responsibility. Fee Enquiry.
Let Only
If you are looking for us to simply find you a tenant and leave the rest to you, this service has an initial set up fee which is deducted from the first months rent. Our comprehensive let only service includes marketing, accompanied viewings, comprehensive tenant referencing, preparation of the tenancy agreement, a comprehensive photographic inventory of contents and schedule of condition, a personal tenant check-in and registration of the tenancy deposit with the DPS. Bespoke and Portfolio’s
As an independent agent we can offer flexibility with our services to suit you. If you require a bespoke service or have a rental portfolio that you require managing, we will be more than happy to meet with you to discuss your individual requirements in more detail.
Tenancies
Our Assured Shorthold Tenancy agreements are for a minimum term of six months, if you and your tenant/s prefer, we can provide tenancies for twelve months with a break clause after the initial six-month term. We will also include relevant additional clauses within the AST at no additional cost. We do not charge landlords or tenants to renew tenancy agreements, after the initial term our AST’s become Statutory Periodic Tenancies.
