Welcome to Clearhaven Lettings, our tenant services, we are an independent, landlord led agency based in North Essex specialising in residential lettings.
Our lettings process
When you have viewed and decided that you would like to rent the property, we’ll email you our Tenancy Application Form which you can sign digitally. We will review your application and may contact you if we require clarity on any of the details supplied. We will then email you an invoice for the referencing fees (please note that referencing fees are non refundable), once payment is received we will start the referencing process. We outsource our referencing to either LetsXl or Let Alliance. Please note there is an affordability test, your monthly income needs to be at least 2.5 times the monthly rent or your share of the monthly rent, for a guarantor it’s 3 times the monthly rent or their share of the monthly rent if there is more than one guarantor. There will be no further fees to pay until the referencing process is completed.
Prior to check-in, we will invoice you for the first months rent and the tenancy deposit.

Tenant referencing £114.00 (first applicant, non refundable)
Tenant referencing £108.00 (subsequent applicants, non refundable)
Guarantor referencing £75.00 (per guarantor, non refundable)
Finding a rental property
Firstly take a look at our current properties by clicking on the rightmove logo at the bottom of the page. If we haven’t got anything suitable at the moment, please download, complete and email back our Tenant Enquiry form. Its worth looking about four to six weeks before you wish to move, as good quality properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.
The rental is normally quoted per calendar month, and will be payable monthly in advance. Tenant/s are usually also responsible for all utility bills, such as Gas, Electricity & Water Rates, telephone line costs, cable or sky TV, TV licence etc. as well as the Council tax for the property. All rents are payable by bank standing order to either our company bank account or your landlord’s bank account, we will provide the relevant standing order template. Clearhaven Lettings have a secure client bank account for the receipt of rental and deposit payments, the funds within this account are protected by Client Money Protection Insurance CMP Insurance.
A security deposit of a minimum of one month’s rental will normally be required. In the vast majority of cases where we let a property we will also register your deposit with The Deposit Protection Service, this is a Government authorised tenancy deposit protection scheme. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. We do advise all of our tenants to take out contents insurance as your landlords insurance will not cover your possessions. Tenants contents insurance however is not mandatory. We do ensure though that you do have at minimum, insurance in place to cover accidental damage to the landlords fixtures and fittings. This insurance is just over £5.00 per month, has no excess to pay and can cover accidental damages between £100 and £2,500.
